CoStar Group, Inc., the leading provider of commercial real estate information, analytics, and online marketplaces, has announced the CoStar Power Broker Quarterly Deals winners for Q1 2026. KDS Caine came out on top in the list of winners in the Upstate South Carolina market for the sale of the Anderson Farm and Reservoir, a 1,250-acre legacy property in Anderson County. The CoStar Power Broker Quarterly Deals winners are determined by the top deals executed every quarter, based on price and square footage.

KDS Caine President, Principal, and Broker-in-Charge Mark Ratchford, MAI, and Principal Mark Masaschi, CCIM, led the assignment on behalf of the multigenerational ownership group. Ratchford brings more than 38 years of real estate experience to his work, including two decades as a commercial real estate appraiser, and focuses on complex commercial projects, property entitlement and development. Masaschi leads investment and development for KDS Caine, with a focus on sales and acquisitions of income-producing properties, NNN retail, and major development initiatives including Greenville’s County Square redevelopment.

“This was an extraordinary property with an extraordinary history,” said Ratchford. “For more than 250 years, Anderson Farm and Reservoir had been held by the same families, so our responsibility was not simply to market the land, but to honor that legacy and help guide the owners through a major decision. We are grateful for the trust they placed in our team and proud to see this transaction recognized by CoStar.”

For the Anderson Farm and Reservoir assignment, Ratchford and Masaschi positioned the property as a once-in-a-generation legacy opportunity, conducting nationwide outreach to institutional and private development groups and carefully vetting potential buyers for financial strength, development vision and alignment with the owners’ long-term goals. The property was ultimately sold to a local development team with a sustainable, long-term vision for the property, reflecting KDS Caine’s commitment to strong relationships, stewardship and outcomes designed to create lasting value for both clients and the community.

“Anderson Farm and Reservoir represented the kind of opportunity that rarely comes to market in the Upstate,” said Masaschi. “Our goal was to bring disciplined strategy, broad market reach and local insight to the process so the owners could evaluate the strongest possible options. The final outcome speaks to the strength of the Upstate market and the long-term vision of the buyer.”

Please help us congratulate Ratchford and Masaschi on their CoStar Power Broker Quarterly Deals win for Q1 2026 in the Upstate.
