Average U.S. Home Size Rebounds to 2,404 Square Feet

Home size increased two percent year-over-year (YoY) in 2025 after two years of consecutive decline, according to a Bank of America analysis.

Liz Everett Krisberg, head of the Bank of America Institute, and David Michael Tinsley, senior economist at the  Bank of America Institute, said in a report that from 1982 to 2017, average U.S. home size declined year-over-year only eight times, including three during or just after the 2008 financial crisis.

The two reported size increased from 2011 to 2015 amid limited entry-level construction, then declined through 2020 as more starter homes were built. Krisberg and Tinsley also said while demand for space pushed home sizes back up during the pandemic, they declined again starting in 2023. However, Census data shows that the average single-family home rebounded to 2,404 square feet in 2025.

Institute officials analyze the bank’s proprietary data to develop a deep understanding in near real time of consumer behavior and the economy. Their findings are followed by government and corporate leaders, small business owners and investors.
