CBRE has arranged the sale of Kiowa Professional Park, a two-building 56,050-square-foot office/flex property in Piedmont, S.C., eight miles south of Downtown Greenville with direct access to Interstates 85 and 185. The two multi-tenant flex buildings are 81% leased and offer abundant parking and warehouse space. Local investor NV, LLC acquired the asset for $4.175 million.

CBRE’s Tripp Sellers, David Redmond, Charles Gouch, and Shelby Dodson represented the seller, Horizon Trust Properties, LLC, in the transaction.

“The asset is located strategically within the region, carrying strong demographics and exceptional accessibility. This, paired with the in-place cash flow of a fully leased property, makes Kiowa Professional Park a great overall investment,” said Mr. Sellers, vice president at CBRE.

Built in 2005, the one-story Building A includes 22,000 square feet of office space. Building B was constructed in 2008 and contains 36,100 square feet over two stories. The building has a unique modern entrance that opens into a two-story front lobby, and large glass conference rooms. The back of the building features 2,000 square feet of warehouse space, two dock high doors and two drive-in doors to accommodate warehousing logistics and transport.
