Clayco Realty Group (CRG) Signs Long-Term Lease With Fortune100 User

Clayco Realty Group (CRG) recently signed a long-term lease with a Fortune100 user, adding ±1.32 million-square-foot industrial building at Inland 85 Logistics Center near the Inland Port in Greer.

The existing 500,280-square-foot speculative building developed by CRG was the largest ever built in the Greenville-Spartanburg market. Expansion is currently underway to increase the total footprint to ±1.32 million square feet to suit the tenant’s needs, making the finished building one of the largest distribution centers in the market.

The building at Inland 85 Logistics Center is expected to deliver late 2019 and is the first of several master-planned speculative projects in the park encompassing a total of 325 acres. Proposed phase II and III speculative Cubes buildings within the park will add an additional ±2 million square feet near the Inland Port when complete.

The user is a Fortune100 company with large-scale distribution needs that will benefit from proximity to the Inland Port Greer less than two miles away, access to the Port of Charleston, and more than 94 million consumers within a one-day drive.

Garrett Scott, SIOR, John Montgomery and Brockton Hall of Colliers International in Spartanburg were brokers of both the land purchase and leasing of the building. They advised the development team at CRG through site selection, land acquisition, related governmental affairs, economic incentives, site planning, market analysis, construction, and tenancy.

The finished concrete tilt-wall building will encompass nearly 31 acres under roof and will feature cross-dock orientation with 36’ clear heights, ample trailer storage and car parking, 215 truck dock doors, and 4 drive-in doors.
