Second Class A Industrial Speculative Project Announced For Augusta Grove Business Park

Augusta Grove, one of the largest industrial business parks of its kind in Greenville County, announced the start of construction of a second class A, speculative industrial building.

As a testament to the leasing momentum in the Augusta Grove Business Park and the success of the 1610 Old Grove Road spec building, a second speculative building is under way and will be completed by the late spring or early summer of 2019. The Class A industrial building located at 1700 Old Grove Road will be a 300,645 square feet, tilt-wall concrete industrial project known as AG #14. The building will have will have a 32’ minimum clear height, 48’ x 52’ column spacing, 135’ truck court, 49 potential dock positions, trailer storage with expansion, ESFR sprinkler, LED lighting, 60’ speed bays, and utilities with the capacity to accommodate both distribution and manufacturing uses. The building is located on a 75-acre site near the intersection of Matrix Parkway and Old Grove Road; the rear-load facility can accommodate a single tenant or can be subdivided to accommodate a multi-tenant configuration.

Augusta Grove #14’s cutting-edge, flexible design is the product of collaboration between the multi-national architectural firm Wakefield Beasley & Associates – a NELSON Company, and BlueWATER Civil Design, based in Greenville with a solid presence across the southeast. Harper Corporation, an award-winning general contractor also based in Greenville, will be handling construction.

The project is being developed by a group led by TPA Group of Atlanta and Greenville-based Appian Investments. According to Tom Daniel, shareholder with NAI Earle Furman and primary contact for the development, “Now rebranded, the highly visible Augusta Grove is realizing its unique position to take advantage of this cycle’s market opportunities. With the success to date, we are excited to start our second building and looking forward to additional opportunities for build-to-suits and land sales.”

Design plans are complete, site work and construction have started, and NAI Earle Furman’s brokerage team, Grice Hunt, Clay Williams, and Ford Borders are actively marketing the Augusta Grove #14 building for lease or sale. The project’s estimated date of completion is second quarter, 2019.
