SunCap Property Group (“SunCap”) has acquired 18 acres on Tyger Lake Road in Spartanburg. Plans call for development of a 213,200-square-foot, Class A industrial project to be named Spartan Exchange. The 260’ x 820’ rear-load building will feature 32’ clear heights, 22 dock doors, two drive-in doors, and ample trailer parking. It will be divisible to 54,080 square feet, accommodating a wide range of tenant sizes.

Spartan Exchange is scheduled to break ground in July 2018. Garrett Scott, John Montgomery, and Brockton Hall of Colliers International | South Carolina represented SunCap in the land transaction and will be responsible for leasing and management of the project. Edifice has been selected as general contractor with Ware Malcomb serving as the project architect.

“SunCap remains confident in the continued performance of the Spartanburg industrial market,” said Derek Mathis, SunCap Property senior vice president. “Given our proximity to US-29, I-85, and I-26, we believe Spartan Exchange provides an excellent option for companies requiring direct access to the area’s major manufacturers, as well as Greenville–Spartanburg International Airport and the Inland Port in Greer.”
